As you may be aware, from 1 December 2008, a Home Report must be
made available to prospective purchasers of homes advertised
for sale in Scotland. This means that before we can advertise
your house, you must arrange for a Home Report from a firm of
surveyors. In Caithness, Pentarq (01847 893212) and Sinclair Mackintosh (01862 810 933) provide such
reports. The Home Report is in three
parts. The first two parts comprise the Single Survey and Energy
Report and these parts are provided by a surveyor. The third
part is the Property Questionnaire which is completed by you. We
will of course assist you to complete the Questionnaire.
This service is designed to be attractive to house sellers who
need a little help to sell their own house and don't want to pay
commission on sale. So if you can:
Agree with us an "offers over" price
Arrange your own viewings on your own phone
Accompany prospective purchasers on the home inspection
Then we will charge a fixed fee of £500 plus VAT per annum and provide the following services:
Prepare Sales Schedules (no extra charge)
Place ads in the local press (Caithness Courier and John
o' Groat Journal)
Send us a cheque payable to "Greenfox" for £148.06 being the
advertising expenses for 3 weeks ads in the Caithness
Courier and John o' Groat Journal. Send us a cheque payable
to "Greenfox" for £25 for the first month's advert in the
Caithness Solicitors Property Centre (CSPC) and £20 for a
sign.
Instruct a firm of surveyors to provide you with a Home
Report
As soon as we receive a copy of the Home Report, we will phone to arrange a
visit for your sale.
